Subdivided Strata: Queenswood Wastewater Treatment

MSR Solutions upgraded the wastewater treatment and disposal system in the 2600 block of Queenswood Drive in Saanich. The 0.93-hectare property is now subdivided into two strata lots: Strata Lot A and B.

Strata Lot A covers 0.34 hectares of the divided property and has a five-bedroom house under construction. The house will require a wastewater treatment and disposal system.

Strata Lot B now has a four-bedroom house with a wastewater treatment and disposal system.

Registered Onsite Wastewater Practitioner (ROWP) Noel Nielson retained MSR Solutions Inc. (MSRS) on behalf of the developer Mark Williams. MSRS assisted with the Queenswood review and design of a wastewater treatment and disposal system. This was in compliance with the applicable regulatory requirements of the Island Health Authority (VIHA).

The BC Sewerage System Regulation (SSR) under the Public Health Act applies to the construction and maintenance of sewerage systems with a combined design daily domestic sewage flow of less than 22,700 L/day (5,000imp gal/day). The Queenswood Drive construction is complete and a Letter of Certification submitted to Island Health on March 29, 2021.

History of Queenswood and Cadboro Bay

Queenswood is a street, as well as a neighbourhood in Cadboro Bay in Saanich

Cadboro Bay was the site of Sungayka, a village of the Songhees Nation for some 8,000 years. Official relocated them to T Victoria’s Inner Harbour in the mid 1800s. The land between Gyro Park and Telegraph Bay is included in a Douglas Treaty. Cadboro Bay takes its name from Hudson’s Bay Company schooner to enter the bay, the Cabdoro.

Cadboro Bay also gives its name to the neighbourhood situated between the bay and the University of Victoria. The area is bounded by the Uplands to the south, Ten Mile Point to the east, and Queenswood to the north. At the heart of the neighbourhood is the local centre, Cadboro Bay Village.

The Root, Beddis Road, Salt Spring

The Root, Beddis Road, Salt Spring

MSR came in to create an onsite wastewater treatment and disposal system for a new project. The Root facilities are at 189 Beddis Road on Salt Spring Island.

A commercial kitchen and living residence will provide an estimated Daily Design Flow of 2560 L/d. The proposed treatment system consisted of extended primary treatment and secondary treatment with a package aerobic treatment system. This was followed by a tertiary treatment within a sub-surface engineered wetland. Moisture tolerant plants will cover the wetland disposal system which contains peat.

189 Beddis Road is a 0.6 ha (1.5 acre) property located on Salt Spring Island. The property contains two primary buildings. One for food storage with a commercial kitchen for processing local produce. the other is a two-bedroom caretaker apartment.

Construction completed March 20, 2021.

The Salt Spring Island Farmland Trust is raising funds to build, The Root – Centre for Food Security, at 189 Beddis Road.

“The Root is a local food facility that will include a licensed teaching and processing kitchen, and temperature-controlled storage for local food, and the Seed Bank.

This means more local food will be available all year round. The certified Food Safe kitchen will be available to farmers and food processors as well as individuals and community organizations. Training programs such as chef certification, youth programs on agriculture, as well as food preparation and preservation education for the whole community will be provided at The Root.”

Malahat Forest Estates

Malahat Forest Estates

You’ll find Malahat Forest Estates on a picturesque mountain above the Malahat (HWY 1) on Vancouver Island. The first phase of the development is for 18 homes, three of which are acreages. In total, 84 new homes planned for the development. MSR Solutions was brought in to assist with wastewater treatment and water treatment.

Ownership and operation of the utilities will be by the Cowichan Valley Regional District. (CVRD). The utilities have been commissioned and accepted by CVRD Operations. CVRD Engineering sign off for the removal of a No Build covenant was conditional on commissioning of the water and sewer utilities.

Wastewater Treatment

MSR Solutions reviewed the original design for Malahat Forest Estates and updated the design to include and service the first 18 homes.

  • MSR submitted a Sewerage System Regulation filing for the treatment and disposal system.
  • Supply and delivery of the mechanical components of the Membrane BioReactor (MBR) system was coordinated by MSR Solutions.
  • Three effluent disposal fields were constructed.
  • MSR Solutions conducted field reviews during installation of the treatment plant and disposal fields.
  • MSR Solutions conducted system testing, sensor calibration, and final commissioning.

Water Treatment

  • The water system had been substantially completed in 2014.
  • MSR tested and commissioned the system, including disinfection of the treatment and distribution systems, calibrating sensors, and programming the monitoring system.

Donovan Avenue is an 8-lot strata subdivision under construction within the city of Colwood, BC. Tycor Developments retained MSR Solutions to design services for an onsite wastewater treatment and disposal system servicing the strata.

We began the design process by conducting a site assessment, consisting of soils analysis and percolation testing. MSR then worked in conjunction with the client to maximize the scope of the development. We provided an accurate assessment of how much daily flow could be treated and disposed of on site. We then determined the number of serviceable housing units for this onsite wastewater system.

There were tight space constraints at the Donovan Avenue strata site. MSR Solutions provided a system layout which carefully balanced the technical requirements of the wastewater system with the functional and aesthetic considerations of the strata residents. The onsite wastewater treatment and disposal system is now installed and successfully commissioned. Construction on housing unit is now proceeding. The design includes provisions for future decommissioning as well as connection to the municipal sewer system.
